The narrative for 2026 isn't about skyrocketing equity; it’s about stability. We’ve moved away from double-digit appreciation and toward a balanced market where buyers actually have room to breathe.

  • The West End: Remains the most competitive. Newer builds in communities like Copper Ridge and Annafeld are seeing builders offer "mortgage rate buydowns" to keep inventory moving. Expect to pay $425k+ here.

  • The Heights & South Side: These areas remain the stronghold for "starter" homes. You can still find solid options in the $310,000 range, making them the go-to for first-time buyers.

  • Luxury Tier: If you're looking for rim views or sprawling acreage, the luxury median has stabilized near $1.2M.

3. The "New Normal" for Interest Rates

While we aren't seeing the 3% rates of yesteryear, the 2026 market has adjusted to the current stabilization. Most buyers have accepted that "marrying the house and dating the rate" is the play. Builders are being particularly aggressive right now, often subsidizing interest rates for the first 2-3 years to get buyers into new construction.
